    Commercial property investing usually involves purchasing land or buildings in a commercially zoned area, then renting it out to business owners and corporations.

    Like residential real estate owners, commercial investors can generate both rental income and long-term capital appreciation from their holdings as property values increase over time.

    Due to the high price of office buildings, malls, and storefronts, however, it is much more difficult for individual investors to get their foot in the door. To profit from the commercial real estate market, an individual investor generally needs to have both seed capital and a very solid credit rating.

    Alternately, it is possible for a group of investors to pool their funds and establish a corporation, with the express purpose of buying and holding commercially zoned real estate.
